How to select the right carpet extractor
You should consider a variety of factors when selecting an extractor that’s the perfect fit for your facility. Dive into the top elements below.
Practical Productivity
Types
- Theoretical Max Productivity → The theoretical or max productivity refers to the maximum floor area per hour a machine could cover under ideal conditions. Some of these considerations may include:
- Machine is fully charged (if applicable)
- Perfect detergent dilution
- Ideal extraction speed (Some machines have built-in visual indicators to keep operators at the right speed)
- No interruptions
- No corners, all wide open spaces
- Etc.
- Functional/Actual Productivity → Alternatively, because manufacturers know that all of these ideal conditions can’t be met all the time, they also generally provide what they call functional or actual productivity. This is the square feet per hour a machine can cover per tank in real-world conditions.
You may also see practical productivity shown as:
- Interim Mode Estimated Coverage → This mode estimates how much square footage of carpet an extractor can clean per hour when performing light, maintenance-level cleaning. Interim cleaning uses less water and faster movements to remove surface dirt between deep cleaning tasks.
- Restorative/Deep Cleaning Estimated Coverage → This mode estimates how much square footage of carpet an extractor can clean per hour when performing deep cleaning tasks. Deep cleaning fully extracts soils by using deep carpet agitation, slower passes, and more water.
Because interim cleaning is inherently faster than deep cleaning extraction, it will always have higher productivity.
Power Types
You will see two types of power sources when selecting a commercial extractor. These are electric (or corded) machines and battery-powered machines. Both have their own ups and downs; however, the top for each includes:
Electric (Corded) →
Pros:
- Provide continuous power without the need for charging
- Have lower upfront and ongoing costs compared to battery machines
- They are typically lighter in weight than battery machines
- Require less ongoing maintenance
Cons:
- Must be used in areas with easy access to electrical outlets
- Being tethered to a cord limits mobility
- Make maneuvering around furniture, walls, or obstacles more difficult
- Create potential trip hazards if cords are not managed carefully
Battery →
Pros:
- Offer maximum mobility with no cord restrictions
- Are easier to maneuver around furniture or obstacles
- Feature high-quality batteries that provide long run times between charges
- Reduce trip hazards associated with cords
Cons:
- Require unavoidable downtime for charging
- Have higher upfront costs due to battery components
- Require more frequent machine maintenance
- Incur higher ongoing costs when batteries need to be replaced
Extractor Tank Sizes
We offer machines with tank sizes (solution and recovery) ranging from 1 gallon all the way up to 29 gallons. This wide range gives customers like you the flexibility to select a machine that matches their facility’s individual size and cleaning requirements.
Small Solution/Recovery Tanks (1-6 gallons)
Best for:
Spot cleaning, upholstery cleaning, auto interior cleaning, and touch-ups in tight spaces.
Mid-Size Solution/Recovery Tanks (7-15 gallons)
Best for:
Routine carpet maintenance in medium-sized areas where maneuverability and capacity both matter.
Large Solution/Recovery Tanks (16-32 gallons)
Best for:
Routine and deep cleaning in high-traffic environments that require maximum cleaning productivity with long, uninterrupted cleaning routes.
Pump Pressure (PSI)
The pump in your extractor determines the strength of the water pressure delivered into carpet or upholstery during cleaning. We offer machines ranging from 14.5 PSI to 1,200 PSI, with specific models featuring adjustable pressure settings from 0 to 1,200 PSI to match the needs of any cleaning task.
Higher pump pressure delivers stronger water recovery, which in turn improves drying times. Faster drying reduces the risk of mold, bacteria, odors, and other allergens that can develop when moisture is left behind.
Many of our extractors also operate at low sound levels, allowing your team to clean during daytime hours with minimal disruption. With a wide range of PSI options available, your staff can efficiently tackle everything from routine maintenance to deep restorative cleaning.

Spot Cleaning Extractors
Spot cleaning extractors, or portable extractors, are the smallest and most maneuverable machines for quick and easy interior cleaning jobs. They are ideal for emergency spill cleanups or upholstery touch-ups, efficiently pulling out embedded dirt from the most stubborn of fabrics and carpeting.
Buying Considerations
Pros:
- Compact, lightweight, and easily transportable
- Most cost-effective of all extractor categories
- The electric power type allows for endless cleaning while plugged in
- Ideal for spot cleaning, upholstery cleaning, and vehicle detailing tasks
Cons:
- Will not work for any medium to large-scale cleaning tasks
- Creates the most operator fatigue
- Limited work time due to the small solution and recovery tank(s)
- Requires access to an electrical outlet
Extractors for small to medium spaces
These machines work the same as portable extractors, only on a larger scale. Offering more advanced settings, greater operator support, and faster cleaning times, these machines are perfect for your small to medium-sized commercial spaces.
Buying Considerations
Pros:
- Covers more area than spot cleaners for faster cleaning
- Self-propelling options reduce operator effort
- Compact and versatile for small to medium commercial spaces
- Powerful extraction speeds carpet and upholstery drying
Cons:
- Higher cost than spot cleaners or hand-held units
- Less portable due to larger size
- More maintenance is required for additional parts
Extractors for Large Spaces
Getting into the more advanced extractor options, these powerhouses of machines can tackle upwards of 3,000 to 6,000 square feet per hour. Efficiency is critical in larger commercial or institutional spaces, making the higher upfront cost of these machines worth it given their long work times and deep-cleaning capabilities.
Buying Considerations
Pros:
- Built with large solution/recovery tanks, meaning fewer refills for extended cleaning runs
- High productivity makes large commercial areas more manageable
- Reduces your team’s labor time so they can complete other critical tasks
- Most include both interim and restorative cleaning modes, making them true “all-in-one” extracting machines
Cons:
- Higher cost due to larger size and increased cleaning capabilities
- More challenging to maneuver in tight or congested areas
- Requires more operator training because of its advanced features and power
- Not suited for small or confined spaces
Extractors for Large-scale environments
Ride-on extractors are the ideal choice for any facility with expansive carpeting. With machines built to handle over 20,000 square feet per tank in interim cleaning and 4,000 square feet per tank in deep cleaning, we have a solution for any industry.
Buying Considerations
Pros:
- Ride-on operation significantly reduces operator fatigue during long cleaning shifts
- High productivity cleans expansive, open spaces quickly and cuts total labor hours on large extraction projects
- Large-capacity tanks, up to 32 gallons, support long, uninterrupted cleaning runs
- Interim and restorative modes on all ride-on models provide maximum flexibility for any carpet extraction task
Cons:
- Ride-on extractors are the most expensive category due to their size, power, and productivity
- Advanced controls and high power may require more training and experience
- Requires ample space for parking, charging, and maintenance
- More complex maintenance needs due to larger motors, pumps, and brushes
